There is a sneaker brand whose shoes run 150,000 to 250,000 won a pair. A 78-year-old company, famous for the yellow shoes Uma Thurman wore in Kill Bill. On July 10, 2026 that brand opened its largest store in the world in Shinjuku, Tokyo. 1,837 square meters, four floors, a yellow concrete facade designed by a Milan architect, different marble on every floor. What it sells is trainers. Why would a trainer company build to this extent. The answer is in the company's operating margin.

1.The brand is Onitsuka Tiger. A Japanese sports shoe company founded in 1949 and the root of today's Asics. Its signature model, the Mexico 66, was burned into the world as the yellow shoe Uma Thurman wore in Kill Bill in 2003.
2.That brand opened a new store at 3-11-26 Shinjuku 3-chome in Tokyo on July 10, 2026. Four levels from the first to the third floor including a mezzanine, 1,837 square meters. The largest of all Onitsuka Tiger stores worldwide. Hours are 11am to 8pm.
3.Studio Dini Cataldi of Milan designed it. The building's face is a Tiger Yellow concrete facade poured in the brand's signature color. In the middle of the Shinjuku entertainment district, one block of yellow concrete acts as the whole sign.
4.The concept is a vertical narrative. Material, color and atmosphere change on every floor so the story unfolds as you climb, and the theme running through it is the crossing of two design cultures, Japan and Italy. The identity of a company whose brand runs from Japan and whose contemporary line runs from Milan, moved into space.

7.The third floor goes the other way, a quiet Japanese interior. The red marble Rosso Lepanto, satin-finished brass, finely brushed stainless. The heritage and formal lines that put Japanese craft first sit here. Change floors in the same building and the face crosses over into a luxury boutique.

8.The mezzanine holds the brand's first ever entertainment space. Working with the game company Gigo, it put in a basketball shooting game, a driving simulator, gacha capsule toy machines and a photo booth. An arcade inside a shoe shop. 9.The phrase the brand put out says exactly what this store is. From a place that sells to a place where you experience the brand. It added that gathering every category under one roof offers a new brand experience to visitors from around the world. Not a store introduction but a brand declaration.
10.The question comes from here. Why would a sneaker company with shoes around 200,000 won lay different marble on every floor of a 1,837 square meter store, its largest in the world. By common sense it is excess. Pulling the price of that marble out of selling trainers in this area is close to impossible. And this company has a reason.

11.First, this company already earns a luxury margin. Onitsuka Tiger's operating margin in the first quarter of fiscal 2026 was about 40%. Not a sporting goods number. A number closer to a luxury house, and the highest of any business unit in the Asics group.
12.Revenue exploded too. Fiscal 2025 revenue jumped 43% year on year to 136.5 billion yen, about 850 billion won, and the first quarter of 2026 grew 33.8% to 37.8 billion yen. Retro sensibility and global demand for Japanese style made this old shoe hot again.
13.So this store is not one trying to imitate luxury. It is a store that proves a luxury margin it already earns through space. The order is reversed. Normally you build a high-end store in order to sell expensively, and this company already sells at a high margin and builds a store to match.

14.Second, timing. This store did not open now by accident. Asics announced that Onitsuka Tiger will be spun off into a separate subsidiary, the OT Group, on January 1, 2027. A business unit inside the group comes away as an independent company.
15.For a brand facing a spin-off, the largest flagship in the world is not simply a store. It is an asset that physically proves we are a brand that can stand alone now. A place that sells shoes to customers and at the same time a showcase that shows the brand's standalone value to the market, investors and partners. 17.This is not the first. Start with what came before. The grammar of a sports brand turning a store from a place that sells into a place you experience was used by Nike first. The Nike House of Innovation in New York and Shanghai is a vertical flagship with a different experience on each floor, built so you play there without buying shoes.
18.There is a current lifting sneakers toward luxury too. Golden Goose sold deliberately worn-looking trainers at luxury prices and laid out boutique-style stores, and New Balance raised unit price through Made in UK and USA lines and collaborations. Onitsuka's Nippon Made strategy is exactly that grammar. Selling origin and craft as the basis of the price.

20.Not every trainer brand can play this card. To be precise, it is a card only a brand already earning a luxury-grade margin can play. The trap sits here.
21.A store that lays marble on every floor and puts in an arcade is money. Carrying that construction cost and rent takes a thick gross margin. Onitsuka has a 40% operating margin, so it can burn this store as marketing expense, and a thin-margin brand building the same store gets an unrecoverable loss rather than marketing.
22.More important is the direction of causation. This store did not make the margin. Retro demand, the Kill Bill icon and 78 years of heritage made the 40% margin first, and the store came after. 23.So what to take from this case is not let us build a store like a luxury house. First check whether your brand actually holds a basis for its price, heritage, origin or an icon, and only invest in space once that basis has already been proven in margin. Lay marble first without the basis and what remains is an expensive film set.
24.One more thing. Do not miss that they stacked the store vertically. Floor area is expensive in a downtown entertainment district. Instead of spreading wide they went up and put a different personality on each floor, and even at 1,837 square meters one floor is not large. Changing face floor by floor in a narrow, tall downtown building is a strategy available without a large site.
