A new apartment hotel opened today in Maruyamacho, the old geisha quarter of Shibuya in Tokyo. There are no singles and no doubles, and every room has a kitchen and a washer-dryer. The price per guest is less than half of a Shibuya business hotel room, yet each room earns more in a night.
1.On October 1, 2026, VADE HOTEL SHIBUYA opened in Maruyamacho, Shibuya Ward, Tokyo. It is a two-minute walk from Shinsen Station on the Keio Inokashira Line and eight minutes from Shibuya Station. Seven storeys of reinforced concrete, 3,918㎡ of floor area, 74 rooms, and a total capacity of 304 guests.
2.The developers are JR West Properties and the real estate redevelopment company La Atré, with Takamatsu Construction handling design and construction. The operator is matsuri technologies, which has managed more than 4,000 vacation rental and short-term rental units across Japan. This is the company's first hotel brand, and the first apartment hotel JR West Properties has ever developed.

3.Not a single room is built for one or two. Seventy of the 74 rooms measure 33 to 44㎡ and sleep four, and four larger rooms of 66 to 77㎡ sleep six. Each has a kitchen, a dining table, a washer-dryer and a bathroom with a rain shower, and the key is a smart lock. It runs the opposite way from Tokyo business hotels, which kept slicing rooms smaller for the solo business traveler.

4.Add up the room areas and you get about 2,774㎡, roughly 71% of the total floor area. The lobby is small, little more than a round table with a single bonsai inside the glass doors, and the operator says it cut back-of-house space behind the front desk and gave that area to shared space and the ground-floor restaurant. In the bunk rooms, bunk beds of steel frames and wooden boards stand by the window, and the middle of the room belongs to a round dining table.

5.The room walls are a blue turned down a notch in saturation, paired with dark grey. The operator calls it "grown-up blue." Navy tiles behind the washbasin show off white grout lines, and beside them the washer-dryer stands with its door shut. In the evening someone boils water in the kitchen while someone else runs a load of laundry. The room sounds more like a home than a hotel, and that sound is what this hotel sells.

6.The operator puts the price per guest at around 8,000 to 12,000 yen a night. With four guests in one room, that room earns 32,000 to 48,000 yen a night. According to hotel pricing analyst Metro Engine Research, the average daily rate of business hotels in Shibuya Ward over the year from July 2025 was 23,500 yen.
7.Assume an average of 3.5 guests per room paying 10,000 yen each, and the room rate comes to 35,000 yen (estimate). Apply 85%, the low end of the operator's 85 to 90% occupancy target, and RevPAR lands near 29,800 yen, with annual room revenue of about 800 million yen (estimate). Divided by floor area, that is roughly 680,000 yen per pyeong (3.3㎡) a year.

8.The money is saved in housekeeping. Turning over one room after a night's stay clears four guests at once, where a business hotel would have to clean two separate rooms. With a washer-dryer in the room, guests on longer stays do their own laundry, and requests for fresh towels and sheets every day drop accordingly (estimate).

9.A person staffs the front desk, but check-in is done in advance on a tablet and the room key is replaced by a smart lock. Reservations and room management run on m2m Systems, the in-house software matsuri technologies used for its vacation rental business. The operator says the hands it saves will go into guiding guests to back-street shops rather than front-desk paperwork.

10.At a star-rated hotel, revenue beyond the rooms would come from the breakfast room and the banquet hall. This hotel hands that job to a restaurant company. On the ground floor, the 70-seat restaurant CHICAMA occupies about 183㎡ and opens from 7 a.m. to 11 p.m., run by the restaurant group MOTHERS. It is the second branch after Futako-Tamagawa, serving wood-fired pizza and charcoal-grilled dishes. The contract terms are not public, but the structure suggests the hotel collects rent and keeps no kitchen staff of its own (estimate).

11.The operator cites a figure that 50.1% of foreign visitors to Japan travel in groups of three or more. A family of four rarely finds a single room in Tokyo. They usually book two business hotel twins and sleep on opposite sides of a corridor. Here they can sit around one table and spread out their convenience-store dinner.

12.A kitchen and a washing machine stretch the length of stay. A family staying more than three nights needs a place to run laundry and warm a child's milk more than a large bathroom, and a business hotel room built for one traveler cannot give them either. The guests the operator is after are repeat visitors from Asia, Taiwan among them.
13.Maruyamacho became a geisha quarter around 1887, when the first geisha houses opened, and by 1921 it counted 402 geisha. As the ryotei restaurants faded, love hotel alleys and clubs took their place. Into a neighborhood full of rooms rented for a few hours, 74 rooms have now arrived where a family of four stays for three nights.
14.Where does the risk come from? Head count. If pricing is per guest, a four-guest room with only two guests drops to around 20,000 yen, below the Shibuya average (estimate). And because each 33 to 44㎡ room is sold whole, per square meter a night it may earn less than a business hotel packed with rooms of around 15㎡ (estimate). The model makes money not because the rooms are big, but because every room is full.
15.matsuri technologies says it will grow VADE HOTEL to ten properties by April 2027, with contracts under discussion at more than twenty sites. Real estate companies supply the land and building, and the operator walks in with its software and its guest list. It is the first time a company that ran thousands of vacation rental units remotely has put out a hotel brand under its own name.

Build the same room in Korea and the in-room kitchen is the first thing that trips you. Under the Tourism Promotion Act, the category allowing a kitchen in each room is the family hotel, and under the Public Health Control Act it becomes a residential lodging business, a type that has been tangled for years in disputes over residential use, conversion of use and enforcement fines. Whether to put in a kitchen, and if so which category to register under, has to be settled before the drawings can start.
