A building wrapped in transparent air cushions has gone up on a back street near Dosan Park in Seoul. Six floors, 290 pyeong, and only half of them hang clothes. The company that put up the building does not own the brand; it licenses the name. This is a look at the math behind rent that selling clothes alone cannot cover.

1.It opened on September 10. Near Dosan Park in Gangnam-gu, Seoul, six floors from B1 to a fifth-floor rooftop, roughly 960 square meters, or 290 pyeong. It is the first standalone store for Helinox Wear, run by the FnC division of Kolon Industries. The brand is eleven months old, this is its sixth offline location, and the previous five were all counters inside someone else's building.
2.Five spots inside large malls in Gangnam and Jamsil, and now one street-level building. Helinox Wear started last October with the 2025 fall and winter season, and this season it widened the range from about 60 items to 80. The Eclipse Pack Down Jacket, which sold out a month into the first season, won the top prize at this year's Red Dot Design Award. A size L weighs 320 grams and carries 800 fill power goose down.

3.What hangs on the front is an ETFE air cushion, a material made by layering transparent fluoropolymer film and inflating it, its shape taken from a tent fly sheet. The company calls the spatial concept Soft Structure. Instead of heavy, rigid material such as beams and pipes, structure is made from lines, planes and air, which scales a maker of ultralight tent poles up to the size of a building.
4.Inside, each floor has a different job. B1 is an open floor where gear and clothing sit together; the first floor holds core products, a large structure and a media wall; the second is an exhibition space built as a tunnel. From the third floor the character changes. Cafe and terrace on three, a private lounge on four, the rooftop on five. Of the six floors, three sell clothes and the other three sell nothing at all.

5.Follow the first-floor wall and the structure registers before the product does. A blue metal rail runs the length of it, with down jackets spaced along the line. The wall opposite is a screen carrying mountains and people, and the floor is white with a fine pattern. The second-floor installation is a sphere of overlapping metal rings with dry leaves spread underfoot. Rather than packing the rails, each piece is set apart, which cuts the number of units the same area can hold.

6.Here the math parts ways. Sales per unit area in a clothing store come from how many pieces hang and how fast they turn, and when half of 290 pyeong goes to a cafe, a lounge and a rooftop while the other half hangs sparsely, that figure falls below a department store counter. As a selling floor it loses money. The company that put the building up does not appear to have planned on recovering it through sales.
7.Helinox does not make clothing itself. In October 2024 it signed an apparel licensing deal with Kolon FnC, and Kolon spent a year preparing before launching Helinox Wear last October. The name belongs to Helinox; the planning, manufacturing and selling belong to Kolon. So the 290 pyeong in Dosan was paid for not by the brand's owner but by the company that borrows the name.

8.In the same month the brand owner opened a different door. On September 4 its fifth directly operated store, HCC Paju, went into the Shinsegae Simon Paju Premium Outlet. It follows Seoul, Busan, Jeju and Yeoju, and is the second inside an outlet. To mark the opening, selected items were cut by up to 40 percent and apparel and caps by 20. Six days apart, the parent moved into an outlet counter while the licensee put up a building in Dosan.
9.Rent makes the arrangement clearer. A July survey put average first-floor rent in the Dosan Park district at 460,000 won per 3.3 square meters, ranging from the 200,000s to the 1.1 million range depending on position. For prime frontage, key money alone reaches 500 million won. Land prices there are reported to have risen 69 percent in four years.

10.Take the middle line, 130 million won a month. Converted into the 250,000 won Eclipse Pack Windshell, that is 534 pieces a month, 18 a day, just to cover rent. Apply the rule of thumb that rent should stay under 10 percent of sales and you need about 1.3 billion won a month, or roughly 180 pieces a day. In a 290-pyeong street-level store, 180 a day is not an easy number.

11.So the customer for this building is not only the domestic buyer. Kolon FnC says it will open a pop-up in Shanghai in October, test demand, then open a permanent store in December. At its Coex Mall location foreigners account for more than 25 percent of shoppers, and the Helinox account on Xiaohongshu passed 60,000 followers in early September. Before it is a store selling clothes to Korean shoppers, the 290 pyeong in Dosan is a place to shoot the pictures that travel to Shanghai.

12.Trace where the facade material came from and the intent shows. The building that made ETFE cushions famous is the Allianz Arena, which opened in Munich in 2005; Herzog & de Meuron designed it and 2,784 cushions went on. Three years later the Beijing National Aquatics Center built a bubble skin from the same material. A material that used to pay off only at stadium scale has been pulled down onto a single street-level shop, and at that point the building becomes a backdrop.

13.The China part has already been tested once. In 2017 Kolon set up Kolon Sport China with Anta Sports on a 50-50 basis, and that entity's revenue rose 84 percent in a recent year to around 200 billion won. With that behind them, Kolon FnC and Helinox agreed in January to set up a separate joint venture in China. Kolon already held the Chinese distribution rights for Helinox camping gear, so this reads as gathering gear and apparel under one entity.
14.The old arithmetic of licensing is all here. The one who lends the name keeps its value; the one who borrows it pays to build that value. Kolon FnC posted 600.5 billion won in sales and 20.8 billion won in operating profit in the first half of this year, a 116.7 percent jump in profit. Putting up a building in Dosan in a year when profit doubled is not a sign of spare cash. It is a sign that licensing contracts do not last forever, and China has to happen inside the term.
15.A company that borrows the name of a tent-pole maker to make clothes has built that name a face on a back street near Dosan Park. Three of its six floors, 290 pyeong in total, sell clothing, and monthly rent is estimated in the hundreds of millions of won. What stops this model first is the contract. The license runs for a few years, the building lease is tied up for longer, and the depreciation on the fit-out lands somewhere in between. When the deal ends the sign comes down but the walls stay, and few contracts say who pays for those walls.
