Sixty-five villas on 50,000 square metres of farmland

Fifty-three kilometres from downtown Shanghai, out among the rice fields. Unfold the floor plan of the villa hotel that opened there this spring and what sits dead centre is not a guestroom. It is a banquet hall and a lawn.
1.Muh Shoou Zhujing opened this March on Huadie Road in Zhujing Town, Jinshan District, Shanghai. All 65 keys are standalone villa suites. Each comes with its own walled courtyard and tea room. The site runs to roughly 50,000 square metres, the gross floor area to 9,800. GOA did the architecture, Z+T Studio the landscape, Nature Times Art Design the interiors.
2.It is the brand's second property. The first is Muh Shoou Xixi, inside the Xixi Wetland in Hangzhou. Forty-three keys, 7,000 square metres, opened in 2018. With this opening the brand became the 31st member of SLH (Small Luxury Hotels of the World) in Greater China. The name comes from an old farming custom of leaving the last fruit on the tree for the birds.

3.Only 9,800 square metres of building on 50,000 square metres of land. A plot ratio of 19.6 per cent. Each villa carries 151 square metres of floor area and sits on 769 square metres of ground. Against a downtown business hotel built at roughly 30 square metres per key, that is five times over. This number does not work in a city centre.

4.Rather than stacking the rooms into one mass, the architects scattered them across islands divided by water. One villa, one courtyard, one island. Eaves come down to about 2.4 metres, and the roofs follow the slightly upturned corners of vernacular houses in this region. Dawn redwoods, willows and chinaberry trees were planted so that the buildings will disappear into the canopy over time.

5.The approach is narrow and dark. Stone on one side, translucent glass on the other, shallow water on the floor between them. In the lobby the front desk is a single boulder set down as it was found, with rusted steel plates standing behind it like a folding screen. In the middle of farmland, the first thing a guest meets is not the view but this darkness.

6.The rooms are turned inside out. One wall of the living room is full-height glass facing the courtyard, and that courtyard holds an outdoor table and a timber deck for tea. Inside, a raised platform gives a low seating area, with the lighting kept low. Not a room for sleeping so much as a house for spending the day.

7.So how is that area paid for. The cheapest room listed on booking sites runs about 2,750 yuan a night. The average room rate across all Shanghai hotels during this year's Lunar New Year peak was 560 yuan. Five times the city average, collected out in the fields.
8.Put the rate at 3,200 yuan and occupancy at 45 per cent and annual rooms revenue comes to 34.16 million yuan. Divided by gross floor area that is about 285 yuan per square metre per month. Occupancy is set low because this is the first year and a suburban resort fills mostly at weekends; with no published figures, the estimate leans on market norms.

9.Unfold the drawings and the centre is not given over to guestrooms. Past the lobby, the library bar and the Chinese restaurant, private dining rooms line up one after another and end in a banquet hall that takes more than 20 round tables. The entire south face of that hall opens onto lawn. A third of the site to the west is car park, far larger than 65 rooms would ever need.
10.What a graded hotel would earn from a banquet hall downtown, this one collects off the grass. An outdoor lawn wedding in Shanghai runs 120,000 to 150,000 yuan once venue, banquet and service are added up. Take the hotel's share at 100,000 yuan and 60 to 80 events a year, mostly at weekends, and that is 6 to 8 million yuan. A fifth of rooms revenue arriving without selling a room, though this too is an estimate built from the table count on the drawings and going market rates.

11.Labour costs more than in the city. With the villas split across water into separate buildings, even the distance a housekeeping cart travels is different. Could the front desk be left unmanned overnight. When a guest calls, someone has to walk out to the courtyard, so staffing per key runs above a comparable city hotel.
12.The sales channel is borrowed. SLH is a consortium that lets independent hotels keep their own name and simply lends them a booking network, and members also take reservations through Hyatt loyalty points. For a new independent hotel filling rooms in its first year outside the city, nothing beats it. A borrowed channel carries commission, though, so how far direct bookings can be pushed becomes the next question.

13.There is another reason this land is hot right now. Legoland Shanghai opened on 5 July 2025 in Fengjing Town, the same district, and passed two million visitors within a year. The fastest any Legoland has ever reached two million. Jinshan District's annual tourism revenue reached 6.78 billion yuan, up 20.3 per cent, and its growth in lodging and food service led the whole city.

14.Look closer at the numbers and those visitors are not this hotel's guests. Eighty per cent of Legoland visitors arrive as families with children aged 0 to 12, 84 per cent come from Shanghai and the two neighbouring provinces, and 76.5 per cent of those hold annual passes. People who live nearby and come often do not stay the night. The 250-key Legoland hotel at the park gates sells family rooms at 2,400 to 2,800 yuan, the same price band as Muh Shoou and the exact opposite product.

15.The calendar is a problem too. At Huakai Haishang Ecological Park, close enough to walk to, the plum blossom runs from mid-February to late March, followed by a short season of cherry blossom and autumn colour. Weddings cluster in spring and autumn, Legoland fills up in summer. So what fills the three winter months. The first property in Hangzhou sat inside a park with visitors passing all year; here a guest has to set out with the intention of coming.

Sixty-five villas went up on farmland 53 kilometres from downtown Shanghai, each room sitting on 769 square metres of ground. It is a drawing that downtown land prices could never produce, which means the business rests on the price of the land rather than the price of a room. Rooms alone yield about 285 yuan per square metre per month, and the banquet hall and the lawn cover what is missing. Anyone attempting this elsewhere tends to hit the land first. In Korea, a single development permit in a planned management zone covers less than 30,000 square metres, so a 50,000 square metre site needs a district unit plan and a review to go with it, and any farmland in the mix brings a conversion levy. Water comes next. The more the rooms scatter, the longer the sewer runs, and outside a sewerage district the operator has to install treatment on site. Take weddings on the grass and the parking count gets recalculated on banquet capacity, lawn or no lawn.
