Aethos Milan, in the Navigli canal district, has finished a full refurbishment and now carries a five-star rating. Thirty-five rooms, from 295 euros a night. Membership is sold separately, at 650 to 2,500 euros a year.
1.At the mouth of Milan's canal district, at Piazza XXIV Maggio 8, sits a hotel with 35 rooms. It opened in April 2023 under the name Aethos Milan, and this year it was gutted, rebuilt inside and reopened with a five-star rating. Two things changed. The rooms were redone, and the members-only spaces grew.
2.What deserves attention is that this hotel sells rooms and memberships as two separate products. A night starts at 295 euros. Membership runs by the year in three tiers of 650, 1,800 and 2,500 euros. The top tier works out to 240 euros a month. Members can be Milanese or visitors, and depending on tier they get into the group's clubs in other countries, the hotel says.
3.The building is a casa di ringhiera. It is the tenement type that housed Milan's workers in the 19th century: a courtyard at the centre, a railed walkway circling each floor, every apartment door opening onto that walkway. With no stair cores to build, more units fit into the same footprint, and kitchens and toilets were grouped at the end of the walkway for several families to share. 4.Why this plan suits a small hotel is simple. Rooms sit in a single line along the walkway, and the walkway is already open to outside air, so fixing one room never means closing a whole floor. Rooms run from a 23 sqm deluxe through a 35 sqm suite to a largest room of 75 sqm. Furniture differs room by room, and a good number have balconies.
5.Sleep under the roof and the beams run diagonally above your head while light from a single skylight draws a square on the plum carpet. Through the day that square crosses the floor slowly, and after sunset only a few wall lamps remain as the teal walls go black. When a tram passes outside, the window frame hums, faintly. A building in the middle of the canal district was never going to sell silence, so low ceilings and thick brick soften the sound instead.
6.The floors members use and the floors guests sleep on do not overlap. A gym fitted with Technogym equipment, a yoga space and a terrace used for co-working are members only, while the cocktail bar The Doping and the Mediterranean restaurant are shared by guests, members and the neighbourhood. Inside the restaurant there is said to be a separate members' section. Laptops fill it by day, and drinks run from 6pm to 1am.
7.Start with what the rooms earn. Milan's hotel market ran at 74.2% occupancy and an average daily rate of 224 euros early this year. Treat a five-star boutique as sitting above the market, at a rate of 350 euros and 70% occupancy, and 35 rooms bring in roughly 3.13 million euros a year (estimated). At 1,600 won to the euro, that is 5 billion won.
8.Member numbers are not disclosed. Put the blended annual fee at 1,500 euros and assume 500 members, and the year brings 750,000 euros, or 1.2 billion won (estimated). That is less than a quarter of room revenue and looks small, but this money is already in the account in spring, whether or not anyone shows up. A different kind of money.
9.Milan swings hard with the season. Fashion week in February, the furniture fair in April and a second fashion week in September fill the city, and in August the locals leave it empty. This year the Winter Olympics pushed February's average rate to 319 euros, with 552 euros on the opening-ceremony night, STR reports. In a city like that, a fee collected a year ahead holds up the off-season payroll.
10.In a star-rated hotel the ballroom takes this job. Weddings and corporate events fill the weak weekends, and that revenue is generally said to make up most of the non-room income. A building with only 35 rooms has no floor area for a ballroom. A membership list renewed each spring sits there instead. Unlike a ballroom, which burns heating bills while empty, a list costs nothing when idle.
11.It is not free, though. Members get at least 15% off rooms across the group. As membership grows, so does the share of discounted guests, and the average rate comes down with it. Part of what the fee brings in goes back out through the room rate. Which side wins depends on the mix of members, and no members' club publishes that.
12.What makes the structure hold is who sits in the lobby. In most hotels the lobby is where guests check in and walk through, empty for most of the day. Here a neighbourhood member arrives in the morning to train, someone works on the terrace through the afternoon, and Milanese come to drink in the evening. The same floor area is sold three times a day.
13.The template for a members' hotel is Soho House, which started in London in 1995. Ownership is where the two part ways. Aethos is run not by a hotel company but by Limestone Capital, a property investor with a billion euros under management, and the brand works more like an operating shell laid over buildings the investor has bought. Seven properties have been filled this way: 64 rooms in Sardinia, plus Umbria, the Aosta Valley, Mallorca, Ericeira in Portugal and Shoreditch in London.
14.The brand has raised 100 million dollars and says five more will open within two years. That changes what the fee is worth. With a single location, a 2,500-euro all-access membership is hard to sell. What happens at twelve. The same fee becomes a pass to twelve European cities. This is expansion by growing the list rather than the room count, which is why the group can buy one small building at a time.
15.The risk sits in the list itself. Rooms bring new guests every day, but members decide once a year whether to renew, and cash swings all at once in the month those decisions land. A crowded gym drives off the member who came to train; a quiet bar drives off the member who came for the evening. Holding 500 members may prove harder than filling 35 rooms. The first renewal season comes next spring.

Five hundred members would mean 750,000 euros landing before the high season starts. Try the same thing in Korea and that prepayment does not stay put. The Door-to-Door Sales Act treats any contract supplying goods or services for a month or more as a continuing transaction, lets the consumer cancel at any time, and requires a refund of the unused portion with penalties capped by law. Gym membership refund disputes are settled under that clause. Running a gym and yoga space on memberships also brings a registration duty under the Installation and Utilization of Sports Facilities Act.
